Mold Prevention and Control Tips

Dry the materials: Dry all the wet/damp materials. If any material (for instance wooden chair) has got damp due to water intrusion or leakage, it should be placed in the sunlight. Mold growth is prevented if the material is dried within 48 hours of getting damp and humid.

Carpet installation:See to it that carpets are not installed in places that have a high incidence of water. These include kitchens, bathrooms, and basements.

Moisture control: The HVAC or air conditioning unit should be tuned and controlled so that the humidity levels of the home interiors are at an optimum temperature and humidity level. The right humidity level of home interiors is 30 to 50% and the humidity should not exceed the 60% level. Humidity meter can be used to measure the humidity and costs very less. The dehumidifiers can also be used for controlling moisture level of home interiors.

Clothes:The towels and the damp clothes can also be a source of humidity and water and should not be left lying anywhere. They should be dried properly in the sun or the washer. Also, the dried clothes should also be immediately removed from the washer.

Inspection:Check the pipes, walls, windows, and doors for moisture and condensed water frequently and as part of your home cleaning routine. When found, remove the water by using a dry cloth and also remove the source of water/moisture.

Bathroom care: The bathrooms need an exhaust fan so that excess humidity is removed. You can also keep the bathroom windows open. It is important that the walls also remain free of water, and hence should be dried after you shower.

Other tips for mold prevention include:

  • Vaccum or manually dust the home interiors periodically.
  • Keep the vents and air ducts open. Do not let furniture or any other material block the vents.
  • The gutters also require periodic inspection and cleaning.
  • Inspect the roofs and clean them frequently.
  • Ensure that the basement, attic and the crawl space are well ventilated and have the insulation where ever required.

Remember that molds are toxic and hence you should have proper protection when you try to remove them. Molds can be removed through chemicals but bleach is not one of them. Also, the areas with molds should not be caulked or painted. The molds need to be cleaned and the area should also be dried before it is painted.
